San Clemente is well known as a small beach town with many of the homes built very close to each other, especially near the beach. Many visitors from other parts of the country are used to having homes with large sized lots and are always asking the best areas to looking for homes with over an acre of land attached to it. Some of the first homes are starting to show their form at the new Sea Summit At Marblehead community.  This is one of the most talked about news in the San Clemente area with a total of 309 brand new construction homes to be built.  This is a very small number of homes being built in comparison to the previous plans which offered to build over 2,000 properties.  This scaled down version incorporates integration with many of the outdoor landscaping which will give a sense of space and beauty.  It appears obvious that there are more home buyers wanting to buy these homes than the actual homes that will be available for sale.  There will be 4 unique neighborhoods which consist of Aqua, Sapphire, Azure and Indigo that are generally explained here.  All the

Seascape Village is a quiet residential neighborhood with one story homes located on the ocean side of the freeway and just blocks to the ocean front.  The community dates back to the mid 1970's and today is one of the few single level neighborhoods to be found in San Clemente.   Residents love living here due to it's resort like atmosphere with a community pool, spa, clubhouse and tennis courts that are pictured here.  The homes offer a wide range of views from ocean to greenbelt views.  The floor plans are very simple but well planned out with the kitchen, living and dining rooms located near the front door entry level with the bedrooms located down the hallway.  Homes in this area come with an attached garage, individual laundry room and outdoor patio

The Villagio community is nestled in the Rancho San Clemente subdivision and is supringsly one of the few places to find single family homes in the $500,000 and $600,000 range in San Clemente, California.  The area has a lot of history to it as the Rancho San Clemente was first developed back in the early 1980's when the first community Vista Pacifica condos were built.  These condos offer amazing views of the ocean and enjoy the coastal breezes that come up through the valley.  Soon after that in 1985, the Villagio homes were built.  The neighborhoods were split into two sections with Villagio I homes located directly below Vista Pacifica and Villagio II built just above Vista Pacifica.  It still surprises me that these two communities were not built

All the buzz in San Clemente now is about the Nixon White House in San Clemente being offered for sale according to the Wall Street Journal.  The home is being marketed for sale for $75 million dollars.  The San Clemente landmark estate is owned by retired Allergen founder Gavin Hebert who has owned the property for over three decades has now decided to sell the 5.5 acre estate in San Clemente.  The Nixon White House offers 15,000 square feet of living space which includes a guest house and guest quarters.

The Vista Pacific Del Gado community is ideally located near the Shorecliff's Beach in north section of San Clemente. These are smaller homes that offer an indoor/outdoor feel to it with a large private patio area that is often filled with mature landscaping and foliage.  These are some of the best priced properties in the San Clemente area and are often priced under $500,000.  The complex has a lot of history to it when it was first designed by architects who were inspired by mid century modern architect Joseph Eichler.   Some of the features found in Eichler homes include wood beam ceilings, floor to ceiling glass as pictured below. Anticipation is growing as ground has been recently broken for the new Sea Summit at Marblehead community in San Clemente, California.  After years of being on hold the mega retail shopping center of Vista Hermosa is in full swing with many of the structures being currently built as well as new homes that will be built by Taylor Morrison home builder.  What buyers can expect is for new model homes to become available later this summer and 309 homes being offered for sale to the general public.

The Mariners Point community is a hidden gem when looking for large scale homes that offer views of the Pacific Ocean.  Located at the top of the ridge in the Southeast section of San Clemente is a premier neighborhood that offers wonderful views.  Since the 5 freeway runs through the middle of San Clemente it's very hard to find an ocean view home that doesn't have some kind of freeway noise.  The Mariner's Point community seems to be the exception to this rule with wonderful ocean and coastline views looking down towards San Diego with the street "Avenida Salvador" which acts as a sound buffer.

The Harbor View community is one of my favorite communities for finding great ocean and harbor view homes in the Rancho San Clemente area of San Clemente.  These are large estate homes that can reach up to 3,000 square feet of living space and offer a variety of one and two story detached homes.  The location is really ideal as it's located at one of the highest ridges in the Rancho San Clemente area that can offer sensational views.  Not all homes in this community will have views as these are limited to homes located on the perimeter of the neighborhood.

The Southeast San Clemente area is a great place to find ocean view homes in San Clemente, California.  Most San Clemente buyers typically want to live near the beach but soon learn that real estate prices are normally very high and have limited ocean views.  They soon find that the best value for the money is often found in the hills of San Clemente where you will find panoramic views and large square footage houses for the same prices that you would find a small beach cottage by the beach.  This area in the hills in commonly referred to as the "Southeast San Clemente" area and is a popular choice for those looking for panoramic ocean views.

The Southwest San Clemente area is well known for being a quality neighborhood with beautiful custom homes located within walking distance to the beach.  Some of the best ocean front homes can also be found in this community and are located on the steep cliffs that overlook the Pacific Ocean.   There are several places to look in SW San Clemente area and here is your guide to find them.

The San Clemente North area is a mixture of homes located on both the east and ocean side of the 5 freeway.  Some of the best ocean view properties on the west side of the freeway can be found in the Shorecliffs area.  This is one of the older communities in San Clemente which often have a view of the golf course or the Pacific Ocean.  One thing to keep in mind about this neighborhood is that some real estate prices may be too good to be true.  Sometimes these low priced ocean view homes are priced low because this area is pronned to land shifting.  Not all homes have been effected by this but it's always best to do your due diligence when looking at ocean view homes in this area.

One of the expensive communities in San Clemente is the Forster Ranch Estates neighborhood.  Compared to other homes in the Forster Ranch area the Forster Ranch Estates is a true analomity with homes that are nearly double to triple the size of surrounding homes.   The community has a lot going for it with huge over-sized lots, views of the ocean and estate homes that are often over 4,000 square feet of living space.  There have been many homes built in this area with a small selection of lots that are still available for sale.

The Mills Act is a federal organization located in the Western part of the United States that specifically helps protect historic homes from being improperly renovated or destroyed.  Mainly found in California and Arizona, the Mills Act works with the individual states in lowering the yearly tax base paid on these historic homes.  The savings can be significant and I have personally seen the taxes as low as 50% lower than what the normal tax rate should be.

Things to look for when looking for a historic home.  First, not all historic homes will be covered by the Mills Act.  Just because the home was built in the 1920's or 30's doesn't automatically qualify the home to be covered under the Mills Act.  It's worth asking the real estate agent and/or owner

The Stella Mare Talega Community is one of my favorite communities.  This is a great neighborhood to find large Spanish style homes on over-sized lots.  The neighborhood has small pockets of individual cul-de-sac streets that offer a tight sense of community and a great place to raise a family.  These are large homes that are often over 3,400 square square feet with a few homes offering panoramic views of the hills and mountains.

The Marblehead Crest community is a great place to find ocean view homes in a secure gated community in San Clemente.  The community is situated at the very top point of the Marblehead community which is easily accessed by taking the "Pico" exit off the 5 freeway.  Marblehead homes were built in the mid 1990's and at the time there was a huge demand for these homes.  So much so that homes were being offered on a lottery system where you would take a card and if you number got called you were lucky enough to purchase a home!  Those days are gone but these homes are still high in demand.  Case in point, a home in the Crest community located at 2538 Called just came on the market and within a week had two multiple offers on it.  The home featured a wonderful

Harbor Estates is one of the best ocean view neighborhoods in all of San Clemente.  This is especially true when looking for a home in the low $1 million dollar range.  It's offers a unique location situated in the city limits of San Clemente and neighbors San Juan Capistrano and Dana Point.  Located on the east side of the freeway the homes have panoramic ocean views with little to no obstruction as pictured below.  View properties normally start selling in the mid $800,000 range and have sold for as much as $1,300,000 in the past year.

For those sensitive to freeway noise should taken cation as the homes located on the lower streets of Harbor Estates will have freeway noise.  This can be true of homes located on the upper levels as well but It seems
