If you are considering buying a home in San Clemente then it's still not too late to find a detached home for around $600,000.  Over the last 10 years these numbers have been slowly increasing but there are still some neighborhoods that offer excellent values when looking at detached properties.  One thing to keep in mind that not all detached homes are classified as single family homes and can be considered a residential condo.  This is often done by real estate builders who build a new community but want to save money so they classify the homes as condos to save money.  This doesn't seem to be a big deal since the home has the look and feel of a traditional detached single family home but without the classification.

The San Clemente historic home tour is set to take place next month on October 12, 2019. This year will feature a tour of 9 historic properties here in San Clemente.  San Clemente has a very small number of historic properties still in existence so a chance to visit nine different properties is a rare opportunity.  The San Clemente historical society is now offering advance tickets for those who would like to attend.  Currently tickets are being sold at $30.00 per person or $100 for 4 tickets.  This changes on the day of the event which increases to $40 per person.

The long anticipated development of this community has finally come to life with 3 homes being released on to the market in the Socorro Shores neighborhood.  I received a call on this development many years ago as they were trying to figure out how much homes would sell for in this area.  At the time the Sea Summit community located next door had not even started development so it was tough to gauge exactly what homes would sell for.  Since the Sea Summit neighborhood is heading towards it's final stages of selling out it makes sense that there are enough comps to support a brand new construction home with over 4,000 square feet on the north side of San Clemente.

One of the best attractions in San Clemente is visiting the historic Casa Romantica home in San Clemente that sits majestically above the San Clemente Pier.  In recent weeks there has been a huge television campaign letting people know that the historic home built in 1927 is now open to the public.  The home belonged to the founder of San Clemente, Ole Hanson, who kept this home as his personal residence when building many of the homes built in the 1920's and 30's in San Clemente.  It's best well known for it's "key hole" entrance as pictured below and it's large interior courtyards.

One of my favorite areas for finding cute single family homes on the north side of San Clemente is around the Max Berg Plaza Park area.  Located off El Camino Real Estate on El Portal Street is a one block park filled with large open spaces and places for children and pets to play.  What makes this area unique is the charming homes that are located on the north side of the park on Avenida De La Grulla street.  These are very cute single level homes that were built in the 1950's and have a lot of charm and character to them.  This is considered the San Clemente North area that's located on the ocean side of El Camino Real and just a few block radius to the beach.  The area was built well before the days of homeowners associations so there are no months

Living in San Clemente can be very expensive, especially the looking for a traditional single family home.  For those open to living in a manufactured or mobile home then real estate prices are much more affordable.  There is a very nice senior community called Shorecliffs Terrace that is located adjacent to the Shorecliff's Golf Course and just minutes to the beach.  What's more, home prices are often found under the $500,000 price point.  Select homes in this neighborhood will also offer nice golf course and ocean views too.

What is it like to live in Shorecliffs Terrace?  First, you need to be 55 years of age or older to live in this community.  The spouse also needs to be at least 45 years of age or older so keep that in mind when looking here.

This year was a busy year for real estate sales in San Clemente with over 932 homes sold in this small beach town.  As we look back as what has transpired over the year we always like to see what were the top 3 sales that occurred.  Here is a quick recap of these real estate sales.  First, the highest sale occurred in the most expensive neighborhood in San Clemente known as Cotton Point Estates.  4075 Calle Isabella, San Clemente sold for $7,588,000 and closed escrow on 10/12/2016.  The large estate home was in the same neighborhood as the Nixon White house and was first listed at $9,050,000.  It was then lowered to $7,988,000 after being on the market for less than two months.  A little after 45 days after that the home went under contract and closed

San Clemente is well known for being a small beach town that had it's origins of being a vacation destination for those who lived in the greater Los Angeles area.  Back in the 1920's many rich owners would build small residences in San Clemente to use part time vacation properties.  Because of these factors it's not uncommon to find smaller beach cottages that are often under 1,000 square feet of living space and feature one to two bedrooms.  The Spanish style homes dating back to the 1920's and 30's are called "Ole Hanson" named after the founder of the city.  These cottages often feature two to three bedrooms and located on the ocean side of the 5 freeway in the Southwest San Clemente, North San Clemente and Downtown San Clemente areas.  There are a few
