Talega is one of our planned communities here in San Clemente that offers some of the newer style with a wide range of single family homes and residential condos.  There is a limited number of rental properties in the Talega area that offer a view of the ocean since the properties located here are approximately over 1 mile away from the beach.  Since I have lived in San Clemente for over 20 years I run across many people that either love or hate the Talega area for a variety of reasons.  Many of the people who love living here for these few reasons.  First, the homes in this community are what we call a planned community where everything is planned to the style of the homes, number of floor plans in each individual neighborhood to all the community

The San Clemente area rarely offers a community that features multiple new construction homes for sale.  There is one exception to that and is located in the Talega area of San Clemente.   Alora is one of the newest communities in San Clemente and offers many homes that built from 2014.   These are beautiful two story Spanish style homes that offer lots of interior amenities.  Many of the homes are larger than 3,800 square feet and situated on lots that can average over 10,000 square feet.  Some of the best features of these homes include vaulted ceilings, 3 car tandem garage, large size rooms with gourmet kitchens and a great room.

The Miraleste community is located in the Talega area of San Clemente.  Talega is one of the newest master planned communities in San Clemente that was originally started in the year 2000.  Since this time over 40 new communities have been built offering over 3,000 homes in the outlining area of San Clemente.  One of the first communities to be built was the Miraleste community which finished building homes in the 2002 -2003 time frame.  What makes this community unique is that the homes back to the natural canyon reserve and offers panoramic views of the canyon, valley with peek ocean views.  Home prices will typically be right under $1 million dollars for a 4-5 bedroom with 3,000+ square feet of living space.

The Catania gated community in Talega is not one of the well known neighborhoods in San Clemente.  The community is located at the very end of Talega tucked away in a quiet area that has restricted access to non-residents due to it's gated entrance.  I truly believe this is one of Talega's best kept secret since the floor plans are some of the best to be found in the Talega.

The Talega area is rich in short sale deals and the Terra Linda community is no exception. Terra Linda is a great place to find large two story Spanish and Mediterranean style homes in the low $600,000 range. When it comes to short sales it helps to have an approved price from the bank.
