Situated in the Coast District of San Clemente is a very small neighborhood called Seaview Estates.  The homes are ideally located at the top of the ridge line with many homes offering panoramic views of the Pacific Ocean.  Dating back to the 1980's when most of the homes were built here, Seaview Estates offers one and two story homes that situated on large over-sized lots.  The size of the lots can be over double of what you would find closer to the beach and often average over 10,000 square feet of land.

The Villagio community is nestled in the Rancho San Clemente subdivision and is supringsly one of the few places to find single family homes in the $500,000 and $600,000 range in San Clemente, California.  The area has a lot of history to it as the Rancho San Clemente was first developed back in the early 1980's when the first community Vista Pacifica condos were built.  These condos offer amazing views of the ocean and enjoy the coastal breezes that come up through the valley.  Soon after that in 1985, the Villagio homes were built.  The neighborhoods were split into two sections with Villagio I homes located directly below Vista Pacifica and Villagio II built just above Vista Pacifica.  It still surprises me that these two communities were not built

There is a brand new community being built in the Trestles area of San Clemente that is being called Surfer's Row.  The homes are being built by Melia Homes and will occupy two streets off South El Camino Real and Calle Del Commercio.  These are slated to be duplex style homes that will feature two to three bedrooms and from 1,625 to 1,679 square feet of living space.  Real Estate prices are expected to be in the low $1 million dollar range.

All the buzz in San Clemente now is about the Nixon White House in San Clemente being offered for sale according to the Wall Street Journal.  The home is being marketed for sale for $75 million dollars.  The San Clemente landmark estate is owned by retired Allergen founder Gavin Hebert who has owned the property for over three decades has now decided to sell the 5.5 acre estate in San Clemente.  The Nixon White House offers 15,000 square feet of living space which includes a guest house and guest quarters.

Anticipation is growing as ground has been recently broken for the new Sea Summit at Marblehead community in San Clemente, California.  After years of being on hold the mega retail shopping center of Vista Hermosa is in full swing with many of the structures being currently built as well as new homes that will be built by Taylor Morrison home builder.  What buyers can expect is for new model homes to become available later this summer and 309 homes being offered for sale to the general public.

The Mariners Point community is a hidden gem when looking for large scale homes that offer views of the Pacific Ocean.  Located at the top of the ridge in the Southeast section of San Clemente is a premier neighborhood that offers wonderful views.  Since the 5 freeway runs through the middle of San Clemente it's very hard to find an ocean view home that doesn't have some kind of freeway noise.  The Mariner's Point community seems to be the exception to this rule with wonderful ocean and coastline views looking down towards San Diego with the street "Avenida Salvador" which acts as a sound buffer.

The Harbor View community is one of my favorite communities for finding great ocean and harbor view homes in the Rancho San Clemente area of San Clemente.  These are large estate homes that can reach up to 3,000 square feet of living space and offer a variety of one and two story detached homes.  The location is really ideal as it's located at one of the highest ridges in the Rancho San Clemente area that can offer sensational views.  Not all homes in this community will have views as these are limited to homes located on the perimeter of the neighborhood.

San Clemente ocean view townhouses rarely come on the market as many of the residential properties in San Clemente tend to be either traditional single family homes or one story condos.  The large majority of townhouses that offer views of the ocean can be found in the central downtown area of San Clemente.  A large majority of these properties are concentrated near the San Clemente Pier area as pictured below.

The 1960's were a popular time when a lot of homes were built in the San Clemente area.   Popular neighborhoods like Shorecliffs and the Broadmoor area where predominately built during this time frame.  Even senior housing communities like Bay Cliff Village and Colony Cove were established in the 1960's and featured bluff front cottages that have stunning ocean front views.  Many have coined the phrase for mid-century homes that were built in the 1950's but this architectural style has continued into the early 1960's homes that offer their own unique style and personality.

The San Clemente North area is a mixture of homes located on both the east and ocean side of the 5 freeway.  Some of the best ocean view properties on the west side of the freeway can be found in the Shorecliffs area.  This is one of the older communities in San Clemente which often have a view of the golf course or the Pacific Ocean.  One thing to keep in mind about this neighborhood is that some real estate prices may be too good to be true.  Sometimes these low priced ocean view homes are priced low because this area is pronned to land shifting.  Not all homes have been effected by this but it's always best to do your due diligence when looking at ocean view homes in this area.

One of the expensive communities in San Clemente is the Forster Ranch Estates neighborhood.  Compared to other homes in the Forster Ranch area the Forster Ranch Estates is a true analomity with homes that are nearly double to triple the size of surrounding homes.   The community has a lot going for it with huge over-sized lots, views of the ocean and estate homes that are often over 4,000 square feet of living space.  There have been many homes built in this area with a small selection of lots that are still available for sale.

The Reserve South community is one of the best places to find ocean view homes in the San Clemente for under $1 million dollars.  This price tag may seem expensive to some but compared to other similar ocean view homes in the area the homes in the Reserve South have a lot to offer.  First, the location is really ideal.  Situated on a ridge in the Forster Ranch area, the homes have panoramic views of the ocean through the valley.  Second, the homes are large for the area and often have over 2,600 square feet of living space and are much larges that other similar ocean view homes in San Clemente.  Finally, the homes are still considered newer construction with homes built in 2003 and have modern amenities and well designed floor plans.
