During the first 6 months of the year we saw a very low inventory of homes and a high demand for buyers looking to buy. Due to this supply and demand homes prices raised significantly until the end of the summer when things suddenly changed from a seller's market to a buyer's market. One of the reasons this happened was that many buyers felt like prices went up too fast and too high. A lot of the buyers that I worked with didn't want to get trapped into another real estate bubble and were holding off until things came back down. Between August and December of 2013 that is exactly what happened. The San Clemente market saw a small dip in real estate prices…

The Catania gated community in Talega is not one of the well known neighborhoods in San Clemente. The community is located at the very end of Talega tucked away in a quiet area that has restricted access to non-residents due to it's gated entrance. I truly believe this is one of Talega's best kept secret since the floor plans are some of the best to be found in the Talega.
The community is split into two different sections, one located on the west side of the street "Avenida Talega" and have incredible ocean views. I would venture to say these are the best ocean views you can find in Talega for under $1 million dollars. The homes on the west side will have less of a view are are located on three quiet streets. The model homes were actually…

No matter what the reason a guest casita is very much a sought after amenity and can be found in many San Clemente communities. If you are looking for tax shelters in today's economy many are turning away from the stock market and heading towards the real estate arena. With record low prices and rock bottom interest rates buying homes has never been cheaper. This is especially true for real estate investors that are buying homes with interest rates in the 4% range! This is something I thought I would never see happen. Buyers are now realizing that their monthly mortgage payment may be less then the amount of rent they can bring in on lower end properties. This can be achieved with putting as little as 20% down for homes under $300,000. We have several clients looking to buy multiple properties in this price range due to the affordability factor and monthly cash flow they will…

The Talega area is rich in short sale deals and the Terra Linda community is no exception. Terra Linda is a great place to find large two story Spanish and Mediterranean style homes in the low $600,000 range. When it comes to short sales it helps to have an approved price from the bank. Often times real estate agents will advertise their listing as "Approved Short Sale." Basically, this means that they had a previous offer that was submitted to the bank at a certain price. The bank reviewed both the offer and seller's hardship and approved the buyers offering price. This is what we call an "Approved Short Sale." The reality is that short sales take a long time from start to finish and approval's can take anywhere from a couple…

Short Sales are a fact of today's economy as many homeowners are choosing to sell their home as a short pay to the bank instead of letting the home go into foreclosure. Talega homes have come down dramatically in price since the height of the market in 2007. Homes are nearly 50% off which has caused many Talega homeowners to owe more than their home is worth. Due to this fact you see many Talega short sales on the market. If you are in the market to buy a home in the $500,000 range then Talega offers many communities to find nice two story homes. One of the key things to look for is "approved short sales." Short Sales can take anywhere from 3 to 6 months if the seller is just starting the short sale…
