Rising Interest Rates has become a problem for those looking to get a mortgage when buying a home in today's real estate market. These higher rates were intended to slow down pries and inflation but the actual opposite as happened. Due to low inventory, we have what they call shelter inflation which is reaction to the Federal government raising interest rates. It's basically explained as the higher the interest rates go, less and less people who currently have a 3 or 4 percent mortgages on their home would not want to put their home on the market and buy another property at interest rates in the 6 to 7 percent range due to the higher costs involved. I have a client that is coming into town and is looking to buy a home or condo for under $1.5 million. When doing a search this morning it was evident that there were not a lot of quality properties on the market even with this healthy price range. Properties listed between $1 to $1.5 million were predominately single family detached homes spread throughout the Talega, Forster Ranch, Rancho San Clemente and the San Clemente North neighborhoods. The San Clemente real estate market has still seen monumental sales even with the shifting real estate market this year. The majority of the highest sales took place earlier this year in March and April was well as the summer months June through August, all of them located in the desirable Southwest San Clemente area. One of the premier bluff front locations is located in the Southwest San Clemente area with a small condo complex known as Sea Pointe Villas. If you are family with San Clemente then you have probably been down to the State Park area. Just above the park is a circular street known as "Avenida Montalvo" and "Avenida Lobiero" which meet as the street loops around the area where some of the best bluff front ocean view condos can be found in San Clemente. The market was good for the first couple of months at the beginning of the year and slowed down dramatically due to the nationwide shut down that occurred in March and April. Many thought COVID would bring the real estate market down but it has actually had a reverse effect and the market has never been stronger. One of the newest developments to hit the San Clemente Real Estate marketplace is the Ten10 Santiago complex in San Clemente. We have been watching this construction for a long time and it's exciting to finally start to see the final product. The location is right in the heart of Southwest San Clemente area near the Ralph's shopping center. The address is located at 1010 S El Camino Real at the corner of Santiago street, hence the name 1010 Santiago. This has been a great year of real estate in San Clemente with over 900 homes selling in this calendar year. The strength of the economy and the stock market has resulted in a very active market with higher sales than the previous year. Arguably, one of the best neighborhoods in San Clemente is the Southwest San Clemente area. What makes it so desirable is you won't find two homes that look exactly the same which has not been the trends for new construction homes. San Clemente is a small beach town filled with many great neighborhoods and homes. For the most part real estate tends to be less expensive the neighboring cities to the north like Dana Point & Laguna Beach. In years past we have seen some pretty big sales that have sold for over $7.5 million dollars with home located in upscale ocean front communities like Cotton Point Estates, the former neighborhood of the Western Nixon White House.
